Our apartments can come fully furnished to make moving in a breeze, and speaking of breezes, we have air conditioning available in our hallways so you’ll never have to worry about the heat or adverse weather getting to you before you even make it into your car. We have a sundeck to help residents get their tan on, and a pool to cool off with afterwards. 

We keep the management for Cherry Street Apartments on the premises to better serve the residents and address any issues in a very timely manner. There is always a maintenance repairman onsite as well to attend all problems big and small. Our friendly staff is more than eager to assist all our residents to complete satisfaction.

About The Lease and Application

What is an individual lease?  
An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her monthly rent installment and other lease charges. By signing an individual lease, you are only taking responsibility for your rent installment and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).
 
What lease terms do you offer?
Our standard lease term is an annual lease that begins August 15, 2016 and ends on July 31, 2017. We are now leasing for Fall 2017 with leases beginning August 15, 2017 with an ending of July 31, 2018. If you have other lease term requirements, please contact the office for availability and rates.  


When is a guarantor required?
Residents who do not meet our standard rental criteria will require a financial guarantor. Typically, you must have income of at least three times the monthly rent installment as well as satisfactory credit history to qualify without a guarantor. For a copy of our complete rental criteria, please contact our office.
 
What paperwork is required with a guarantor?
The guarantor will need to complete and sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.
 
How can I complete an application?
You can access the online application by clicking the “Apply Now” link on our website and filling out the “Waitlist Now” link. Or you can stop by our leasing office at 200 Cherry Street. We are open 7 days a week!



Rent Payments

When is rent due?
Rent installments are due on or before the 1st of every month.

How can I make my rent payment? 
For your convenience, you may pay your rent online through our website. Online ACH payments (an electronic payment from your bank account) are free of charge. Rent may also be paid online with your credit or debit card. The payment processor does charge a convenience fee for payments by credit or debit card. We also accept personal checks, money orders and cashier’s checks in our office. We do not accept cash.
 
Do you send me a bill for my rent each month?
No, bills for rent are not sent to residents each month, but you may see payment reminders posted around the property.

Roommate Matching & Requests

Can I request specific roommates?
Yes, you can list the roommates you have chosen when completing your application. It is important that all roommates list each other and that all requests are mutual.
 
Do you have a roommate matching service?
Yes, you will be given a series of questions to complete during the application process that will inquire about your study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan.
 
Am I allowed to select a specific unit?

You can list your preferences on your housing application, and we will do our best to place you in the unit that fits those requests. All requests are placed on a first-come, first-served basis and are taken in order based on the date your application was received.
 
What happens if after I move in I don't like my roommate? 
Should there be differences that simply cannot be worked out, residents may be able to transfer, depending on availability (a transfer fee may apply and the transferee will be required to pay the rental rate for the new bedroom).

When did Cherry Street Apartments at Northgate open? 
Phase 1 opened in 2009 and underwent upgrades in 2016. Phase 2 opened in August 2016!

What appliances are provided in each unit?
Full size refrigerator with ice maker, stove/oven, microwave, dishwasher, and washer/dryer

What utilities are included?
Rental rates include cable, internet, water, valet trash and sewer.

What furniture options are available?
All units are fully furnished including a 49” TV in the living room and a Full XL mattress to fit your bed frame!

What type of security is offered?
 Ensuring your safety is a cooperative effort. Our Community policies and lease agreements are written with your comfort, convenience and safety in mind. Cherry Street Apartments at Northgate makes no representations nor warranties that the premises are secure from theft or any other criminal activity perpetrated by any resident or others. However, Cherry Street Apartments at Northgate does provide courtesy patrol services after hours.
 
Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
Resident’s or guest's personal property and vehicles are not insured under the apartment lease agreement unless due to management negligence. We recommend, but do not require, that residents purchase renters insurance against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause.

What if I need to break my lease or don't return for the spring or summer semesters?
We do not offer any type of lease buy-out. However, your lease provides for your lease to be re-let to another individual provided the new resident meets our rental criteria and approval standards. Please contact the office for specific details of the re-let process and fees.
 
When do I get my security deposit back?
Your security deposit is retained until after move-out and may not be applied to your last month’s rent (see your Lease Agreement for details). After you vacate, your deposit may be applied to any outstanding rent, late fees, or for any costs incurred to return the apartment to the original move-in condition, less normal wear& tear. A deposit disposition will be mailed to you within the required time frame specified by the state/county where you reside. All correspondence will be mailed to the last known address, so it is important that you inform us of your forwarding address upon move-out.
 
What if I need Maintenance in my bedroom or apartment?
Non-emergency service requests can be submitted in any of the following ways:

·         Come to the office and our staff will complete a service request form.

·         Call the office during normal business hours.

·         E-mail your maintenance request to the apartment community.

·         Submit a Service Request online from the resident portal.

Please be as specific as possible regarding the location and actual maintenance problem. Our goal is to respond to work orders within 48 hours!
